Before executing a ground lease or build-to-suit lease, tenants—especially institutional or industrial users—typically require certain core infrastructure improvements to be completed by the landowner or developer. These improvements ensure the site is physically and operationally ready for occupation, construction, or regulatory approvals.   • Requirement:

    • Minimum service pressure and availability confirmation.
    • Pipeline laid up to the tenant plot boundary with control valves.
  • Purpose:
    • Required for site preparation, sanitation, and operations.

4. Drainage and Stormwater Management

  • Requirement:
    • Open or underground stormwater drains along internal roads.
    • Slope grading and outfall connectivity to public drains or recharge pits.
  • Purpose:
    • Prevents flooding and erosion during the development phase.

5. Sewage or Effluent Provisions

  • Requirement:
    • Provision for connection to park-level STP/CETP, or outline of temporary disposal mechanism.
    • Manhole chambers or stub points near the plot boundary.
  • Purpose:
    • Required for environmental clearance and worker facility approval.
