This trend is gaining traction in growth corridors like Navi Mumbai, Bengaluru’s Hosur Road, Hyderabad’s ORR belt, and NCR’s logistics clusters, where space-hungry occupiers are seeking speed, location advantage, and custom-built functionality without taking on development risk. Retailers, including large-format chains and specialty outlets, prefer this model for flagship locations, while logistics operators favor it for hub-and-spoke warehousing models near highways, airports, and freight corridors. The result is a surge in subdivided land being rapidly converted into built-to-sell assets, often with assured buyback or exit clauses.
Fueled by supportive policies under PM Gati Shakti, National Logistics Policy, and state-level land development incentives, the build-and-sell strategy offers developers an attractive blend of low holding periods, secure end-use demand, and premium resale margins. It also allows landowners to unlock value without waiting for speculative appreciation or long-term leasing arrangements. As India’s consumer economy and e-commerce ecosystems continue to scale, retailers and logistics firms are expected to remain key drivers of this agile, capital-efficient land use model, turning plots into purpose-built, high-turnover commercial assets.
