India’s rapidly expanding network of new expressways and dedicated freight corridors is triggering a significant surge in investor interest in industrial land located near these critical infrastructure assets. These high-speed transport corridors—developed under initiatives like Bharatmala, PM Gati Shakti, and the Dedicated Freight Corridor Corporation of India (DFCCIL)—are transforming the accessibility and efficiency of goods movement, making adjacent land parcels highly attractive for warehousing, manufacturing, and logistics development.
Regions such as Dholera and Sanand (Gujarat), Chakan (Maharashtra), Oragadam (Tamil Nadu), and Dadri (Uttar Pradesh) are witnessing increased land transactions as investors and developers seek to secure strategic plots with seamless access to multi-modal transport hubs. The proximity to expressways and rail freight lines reduces lead times and logistics costs, enabling faster go-to-market strategies for industries such as e-commerce, automotive, electronics, and 3PL services. As a result, land values in these emerging corridors are experiencing sharp appreciation, driven by a mix of speculation, early-stage development, and confirmed anchor tenant interest.
