These facilities offer SMEs a cost-effective, capital-light entry point into formal industrial ecosystems, enabling them to operate from custom-built spaces without the financial burden of land acquisition or construction. With flexible lease terms and built-in infrastructure such as power, water, and internal roads, BTL models are especially attractive to MSME manufacturers in sectors like auto components, textiles, food processing, and electronics, who benefit from quick setup and lower operational friction.

These parks are strategically located near logistics hubs, enabling faster supply chain access while also being supported by government programs like PM Gati Shakti and state-level MSME industrial policies. Developers are increasingly partnering with public-sector bodies and private equity investors to deliver scalable, lease-based factory shells and modular production units tailored to the needs of small manufacturers.

This shift is also transforming industrial land monetization strategies, as developers prefer recurring lease income over outright sales, creating long-term, yield-generating assets. For SMEs, the build-to-lease model ensures faster go-to-market capabilities, operational agility, and easier access to organized industrial environments, thus fostering competitiveness and formalization.
